Energy audits for hotels and guest houses
In the present economic climate most businesses are looking to cut expenditure and find savings in their day to day running costs. One of the biggest overhead for business is energy costs.
How much would you save if you could cut your energy costs by between 10-30%, these savings once implemented are year on year savings!
Many Hotels, Guest Houses and Holiday Lettings tend to be inefficient as far as energy is concerned. These are sometimes older properties, often having poor insulation values, suffer from draughts or have out dated or inefficient heating and hot water systems.
Any business offering accommodation normally has high energy consumption and associated costs. This is mainly due to having to provide energy intensive, Lighting, Heating and Domestic Hot Water, guests also tend to waste these services as they are not paying for them directly.
Most of the systems installed tend to be dated and inefficient, as the cosmetic side of the business generally takes priority. The look and decorative order of the property is important to the customer, and the heating/hot water systems tend to be “out of sight, out of mind” and generally ignored as long as they are operational, even though they may be very inefficient and costly to run.
There are many ways for your business to become more efficient, thus improving your carbon footprint and more importantly, saving you money!
Many accommodation orientated businesses are now interested in having “Green Credentials” and becoming part of “Green Tourism” and there are various awards given depending on what you have implemented into your business.
There are several ways we can help you to save money, become more energy efficient and lower your carbon footprint, these include;
Advice on energy tariffs and identify if you are paying too much for your energy and if so, how to go about changing to lower cost tariffs. There has been legislation implemented recently to make changing commercial energy tariffs a lot easier
Having an Energy Audit carried out on your property, this will identify any areas of inefficiency and give practical solutions to any problems found.
Installing an “Energy Management System”, this “low cost” wireless system monitors the electrical usage and consumption in various parts of the property; this can identify waste and give you an overview of where your energy is being used. This is very useful and many clients are amazed as to how much energy is actually wasted and where! “If you don’t measure it, you can’t manage it, or improve it”. This system can be fitted as a temporary measure or as a permanent fixture
A Thermal Imaging Survey, this may highlight areas such as poor insulation, draughts and damp within the property, this can also be used to assess the efficiency of your heating system, e.g. identifying inefficient or blocked radiators
Carrying out an Air Infiltration Test, this problem is common in older properties. Up to 30% of your heating bill may be due to Air Infiltration, this is un-designed ventilation (basically low/high velocity draughts, caused by gaps in the building fabric especially around skirting boards, floorboards, windows, doors, kitchen and bathroom units etc), the test is conducted using a “Blower Door” and a Thermal Imaging Camera. Most of these associated defects are easily remedied once they have been identified/ located and can be rectified by almost anyone with a basic knowledge of DIY
I use software on which I can model your property in 3D as it stands at present. I can then remodel it with a modern efficient boilers, Domestic Hot Water generator and lighting etc, and give a graphical output as to potential savings that could be achieved, if any of these items were to be fitted. I can then advise on grants or low interest loans that may be available to upgrade equipment.
Probably one of the best ways of making you, your staff and your guests more aware of your energy usage is to commission a DEC (Display Energy Certificate).
A DEC is very cost effective and comes with an Advisory Report (this basically incorporates a walk-through energy audit); this report contains recommendations on how to save energy in your property.
DEC’s are mandatory for many public buildings but will probably be phased in for all buildings that are visited by members of the public, so why not commission one, as it is a valuable tool and again will help save you money and visually display and highlight your “Green” credentials.
A Display Energy Certificate (DEC), is an ideal way to work out your actual annual energy usage and display it in a certificate form in your lobby. This certificate is renewed each year and records energy usage annually within the property in graphical form for your customers and staff.
Energy costs are sure to increase as the world comes out of recession. You will be very aware of the cost of your energy bills annually. There are possible savings of between 10-30%, this is money that will be saved year on year once a strategy has been devised and implemented.
